Title: Land Acquisition Manager
Location: Atlanta, GA
Position Overview
We are seeking a driven and analytical Land Acquisition Manager to identify, evaluate, and secure residential development opportunities in the Charlotte, Atlanta, Nashville and Upstate, SC markets. This individual will play a key role in sourcing land opportunities, underwriting deals, negotiating contracts, and managing due diligence through closing.
Key Responsibilities
Deal Sourcing & Market Intelligence
- Identify and pursue on and off market land acquisition opportunities.
- Build and maintain relationships with landowners, brokers, developers, attorneys, and municipal contacts.
- Track market trends, competitive activity, pricing, and zoning changes.
- Maintain a pipeline of prospective land opportunities.
Financial Analysis & Underwriting
- Perform detailed financial analysis including residual land value modeling.
- Prepare pro formas, cash flow projections, and sensitivity analyses.
- Evaluate site constraints, development costs, and entitlement risk.
Negotiation & Contract Management
- Structure and negotiate purchase agreements, options, and joint ventures.
- Help coordinate due diligence efforts including title, environmental, survey, and engineering.
- Work closely with legal counsel to finalize contracts and amendments.
- Manage closings through coordination with attorneys and internal stakeholders.
Cross-Functional Coordination
- Collaborate with land development, construction and finance teams to ensure project feasibility.
- Assist in entitlement strategy and municipal approval processes.
Qualifications
- Bachelor’s degree in Real Estate, Finance, Business, Civil Engineering, or related field.
- 3–7+ years of experience in land acquisition, real estate development, homebuilding, or commercial real estate.
- Strong financial modeling and Excel skills.
- Working knowledge of zoning, entitlements, and land development processes.
- Strong negotiation and communication skills.
- Self-starter with strong organizational and project management skills.
- Familiarity with the Charlotte, Atlanta, Nashville and Upstate, SC residential markets preferred.
